PROPERTY SEARCH

  • (Listen First)   From the start you receive our careful attention and objective evaluation of your individual needs and property requirements. Put simply, because we are buyers’ agents, your relationship with NSPF is solely focused on what you want, instead of what we have to sell. We have no interest in you buying any particular property, other than the one that meets your personal requirements, as you define them.
  • (Comprehensive Search) NSPF operates a comprehensive tracking system of ALL the properties entering (and leaving) the Nova Scotia real estate market place. This hands-on screening takes place every day of the week and encompasses all the property traffic through all of the brokerages across the province, as well as the FSBO (for sale by owner) properties which are shunned by most Realtors.
  • (First-to-Know)   Once NSPF has profiled your property interests and requirements, that profile becomes an ever-active filter in our screening of the total provincial inventory and the daily changes in the marketplace. As a NSPF client you will be notified immediately (often within minutes) of a prospective match entering the marketplace. Even in these generally “down” times, the best listings and the bargain properties tend to go quickly.
  • (Price Reduction Opportunities)  NSPF also tracks all price reductions as they happen, immediately reporting to you on the price development of any property that matches your criteria.

RESEARCH & COUNSEL

  • (Avoiding Pitfalls) If you are not familiar with real estate laws and contracts, not to mention local industry practices (some less professional than others), our most basic service is one of protecting you from the pitfalls that could be very costly.
  • (Come-from-Away?) NSPS will undertake a process of regional familiarization, generally broadening your perspective on the diverse opportunities to be found in Nova Scotia real estate across the rich mosaic of distinct regions within the province. 
  • (Know What You Want?) If you already have a pretty well defined idea of where you want to be, and what you want, NSPF will provide in-depth market research and analysis, wholly unbiased by any other commitments (to sellers or brokerages), and single-mindedly aimed at securing the most suitable property for you at the best price. This research includes market-history profiles on each of your shortlist properties, as well as a comparative market analysis of the targeted locale and property category to accurately position the value of prospective purchases before you make an offer.
  • (Experienced Eyes) During property viewings, you will benefit from our years of experience in onsite property inspections and unbiased observations to insure that your individual specifications and criteria are truly met, or that you have a measure of what it would take in supplemental expense to bring a given property up to your requirements.
  • (Assembling Expertise) Successfully executing a property transaction often requires a range of professional expertise and services. Based on our experience over the years, NSPF can offer advice and recommendations with respect to securing collateral services such as: legal counsel, mortgage brokers, accountants and tax advisors, surveyors, building inspectors, well & septic inspectors, insurance agents, immigration consultants, as well as all manner of contracting tradespersons from septic installers to roofers.

NEGOTIATION & CLOSING
  • (Preparing to Deal)   Successful real estate transactions don’t begin by throwing-in an offer…they begin with an astute strategy to achieve particular objectives. Rest assured, the Sellers and their Agent already have a strategy; sometimes well thought out, though often ill-considered and headed toward an ultimate dead-end. Either way, the Buyer should have:
    • an informed appreciation of what the Seller is trying to do, and why;
    • sound expectations about the various directions the negotiations might go; and
    • a well-considered strategy to make the process arrive at the desired ends.

 

Developing this strategy interactively with the buyers is the proving ground of NSPS’s unique service to its clients.

  • (Making the Deal)  All too often, in otherwise “doable deals”, negotiations breakdown because seller and buyer emotions (are allowed to) clash during the negotiating process and a counter-productive adversarial atmosphere stymies the real objectives of both sides. As your buyer’s agent, we serve you best when we can wrap the proceedings in a regime of expectations which put the respective interests of the buyer and seller into perspective. By no means can every deal be a “win-win”, but NSPS’s unique negotiating protocols have proven invaluable in re-aligning sellers (and their agents) to the strategic course we have designed with our buyer clients. Our paramount objective is to assure a “win” for our buyer client; but the seller’s movement toward that outcome need not be impeded or aborted by hard feelings.
  • (Closing the Deal)  As the saying goes, it ain’t over ‘til the fat lady hands you the keys. Real estate deals are forged in legal contracts with conditions; ownership is sealed in the due diligence required to successfully satisfy those conditions. Typically, this part of the process involves a range of collateral professionals. Integrating the timely performance of their work to bring the process to a successful closing, with our client’s various interests preserved and secured, is a responsibility we take seriously.

COST OF OUR SERVICES
  • (Seller Pays) Typically, the buyers represented by NSPS are charged absolutely nothing for our engagement. Our commission almost always comes out of the seller’s side of the disposition of proceeds at the time of closing.
  • (No Deal; No Commission)   There are no interim charges during our on-going work for you, and NSPS is only ever paid if a transaction is successfully concluded.
